In an unprecedented move, Orion Partners is privatizing three former medical buildings on an active military installation, available for lease as public office space. The buildings, known collectively as The Offices at Fort Sam, include three historical buildings—Old BAMC (Brooke Army Medical Center), the North and South Beach Pavilion Buildings, and one newly developed building, Old BAMC Two. Old BAMC and North Beach Pavilion have been completely redeveloped to Class A standards and fully leased. Old BAMC Two is completed and fully leased as well. South Beach Pavilion is currently being marketed for redevelopment and lease. In addition, Orion is planning its latest new building development, the Beach Pavilion Campus, which will soon begin construction and is currently being pre-leased.
In addition to the existing buildings above, there is approximately 7 acres of land ready for new development. Orion has designed several building scenarios that can provide additional space for requirements of 15,000 to 300,000 square feet.
